981 +/- Acres south of Brownwood in Brown County

The Stone Ranch has been in the same family for over 105 years. All known mineral, wind, and water rights will convey with sale.

The Stone Ranch is 981+/- acres of the absolute best Texas has to offer. It is the ideal income and recreational property with its greatest attribute being a 29 +/- acre lake (24 acres of which are on the ranch) fed by Clear Creek and has a 7500 acre watershed. As you approach the lake the magnitude of the crystal clear water and the beautiful tree covered shoreline will take your breath away. The lake has a rocky, rugged shoreline with countless oaks and elms and another more flat shore with grassy tree covered areas perfect for picnicing and camping. Fishing is excellent in the lake with huge catfish….blue, yellow, and channel and several other varieties of fish including bass, crappie, and perch just waiting for the angler to enjoy. Near the lake is a 3/1 hunter's cabin with electricity in place.

Clear Creek, a live water creek, runs completely through the property. In one area the creek bottom is solid rock with one side of the creek draw having high bluffs with beautiful rock formations jutting out with mixed native vegetation and trees providing cover along the creek. The peace and tranquility along the creek area is something one must experience to appreciate. This is nature at its finest.

Another creek gently winds through the property with several deep pools of water for the wildlife and livestock, and offers another opportunity for building a small lake. A large pond known as “The Catfish Pond” is tucked away at the bottom of the high ridge that runs the length of the ranch. The ranch has a very diverse terrain including the ridge that offers tremendous views across the countryside, deep draws, and two areas of cultivation that are just perfect for food plots. The grasses are very good on the ranch making it a great place for cattle. The tree cover is excellent with live oaks, post oaks, elms, and mesquites being the predominate trees found on the ranch. A good variety of native brush including “morman's tea”, which is an excellent source of protein for the deer, can be found here on the Stone Ranch. There is an abundance of deer and turkey on the ranch along with quail and dove making for a truly awesome hunting experience.

The ranch has about 3 miles of paved frontage, rural water available at the road, and some minerals available. It is private and secluded, but just minutes to Brownwood. A current survey is available. The Stone Ranch offers many beautiful building sites for your home or cabin and is convenient to Austin, Midland-Odessa, and the Dallas Ft Worth metroplex areas.

The history rich Stone Ranch is one of the finest ranches offered for sale in Texas. It has everything a true “Hill Country” ranch can offer…..lake, live water creek, high hills with breathtaking views, rolling terrain, excellent cover, and some of the best hunting and fishing you could ask for. We would welcome the opportunity to take you on a private tour of the ranch and let you experience first hand all it has to offer.

The asking price includes all oil, gas, mineral, water and wind rights. There are no current leases on the ranch. The ranch has been in the same family for 105 years and all known minerals convey.

Stone Ranch History

Ben Stone and his brother came to Brown County prior to 1900. By 1903 they were in a position to buy their first land in Brown County. The land was purchased from Brook Smith.

The last purchase of land was in 1933. Federal land bank information shows that the contract could be for as much as $30,000.00 with a 9% charge. In order to buy the land Ben Stone would need to put up all of his holdings including the house in town and the contract was so strict that if the last payment was missed the entire purchase and the collateral was forfeit.

At one time the ranch was as large as 5000 acres. However, the depression and Bens' death in 1942 and with subsequent sales the total remaining is 980 acres.

In 1960 a soil conversation dam was placed on the property. The lake resulting is approximately 29 acres of which approximately 24 acres is on the ranch. Since built the lake has never gone dry. The lake was built for flood control and is the watershed is approximately 7500 acres.

The rich past history includes the Goodnight Trail, Comanche and other Indians tribes, Texas Rangers and oil and gas.
